Informed by a draft allocation in the emerging new Telford & Wrekin Local Plan Review, the plans being prepared by Bloor Homes would deliver a new neighbourhood of high-quality net zero carbon ready family, affordable and accessible homes, specialist older people’s housing, a new primary school, a local centre with a range of community facilities and 2ha of employment space. All set amongst extensive green public open spaces, with a focus on delivering fantastic new outdoor recreation facilities and significant biodiversity enhancement.

The vision for Bratton Green is to create a beautiful new neighbourhood to help meet Telford’s identified housing need, designed to respond to the challenges of the climate emergency by embracing sustainable design and connecting people with nature.

The retention of existing woodland alongside the planting of extensive new woodland areas will significantly increase tree cover across the site and see Bratton Green form part of the Telford and Wrekin Forest Community vision set out in the Local Plan Review.

Overview of the planning process

The plans for Bratton Green are at an early stage in the planning process, with an outline application now being prepared. Feedback from this consultation will help to shape the emerging outline plans prior to the outline planning application being submitted.

An outline planning application establishes the broad principles of development, such as access arrangements, illustrative concept layout, number of homes and general extent of development.


When an outline planning application is submitted to the local planning authority (in this case Telford & Wrekin Council) it is then subject to a formal consultation called a Statutory Consultation. This includes consultation with a range of statutory consultees such as the local NHS Integrated Care Board, the local education authority, the lead local flood authority, Natural England, local and national highways authorities, local town and parish councils, and many others, as well as the wider community.


If outline planning consent is granted, detailed planning applications called Reserved Matters planning applications would be prepared for each phase of the development as they come forward. These planning applications would include more detail such as architecture, materials, detailed layout and landscaping, and would be subject to further consultation with the local community before being submitted for determination. As with an outline planning application, Reserved Matters applications are also subject to Statutory Consultation.


Overall, the process can take a number of years between an outline planning application being submitted and development on first phases commencing. For a development such as Bratton Green, phases of development would be progressed over the next fifteen years.
